How do I run a credit check on a prospective renter?

I am renting a condo to someone. How do I run a credit check on them? I assume I need them to sign a form agreeing to it. Then what? How do I order a credit check? What are the fees?

It would be easiest to require your prospective renters to provide you with a current credit check.

    Good Morning Moe. How are you. This is easy. I first must ask you a few questions. It seems like you are heading into the real estate arena as a property manager. Tell me something are you a DBA or a land trust, or just a corporations? Depending on what you want to do with yourself you might want to consider branding yourself so that your clients or even prospective renters take you seriously. From there, regarding the case of your new applicant. What you will need to do is have him fill out an application that you have created and is provided by you. It should meet with the TAA or Renter laws of your state. Please make sure the person takes the time to propperly fill out every question and section on your form that you provided. Make sure all job info is correct along with work history. You then provide a seperate adendum which says that you will be checking credit to see if they qualify for your place and that they are credit worthy. You can go to Best Buy or Office Depot or even Office Max where they provide a list of these particular forms based on criteria and format that you will need.

    Look in your phone book yellow pages under "Credit Reporting Agencies/Business. National Tenant Network is at http://www.ntnnet.com; Tenant Check of America and National Tenant Network sometimes have a local number. It costs $25 – $45. These services will provide the forms you need your prospective tenant to sign.
